Livable Housing Design
Introduced in NCC 2022. Aligns with the Silver Level of the Livable Housing Design Guidelines — step-free entry, wider doors, accessible bathroom on entry level.
Overview
Part H8 of NCC Volume Two requires new Class 1a and Class 2 dwellings to meet a set of accessibility features broadly equivalent to the Livable Housing Australia Silver standard. The intent is that homes can be more easily adapted as occupants age or develop mobility needs, and visited by people using mobility aids.
Key Clauses to expand
- H8D2 — Dwelling access (step-free path from boundary or carpark)
- H8D3 — Dwelling entrance (level threshold, 820 mm clear opening)
- H8D4 — Internal doors and corridors (820 mm clear, 1000 mm wide corridor)
- H8D5 — Toilet on entry level
- H8D6 — Shower (hobless, on entry level)
- H8D7 — Reinforcement of bathroom and toilet walls for future grabrails
On-site Checklist to expand
- Step-free path from front boundary or parking to entry door
- Entry door at least 820 mm clear when open
- Internal doorways 820 mm clear width to habitable rooms on entry level
- Corridor min 1000 mm wide
- Hobless shower with min 900 × 900 area
- Toilet on entry level, with min clear space
- Bathroom/toilet walls noggings for future grabrails
Common Gotchas to expand
- Step at front door ("just one step") — not compliant
- Bifold doors that don't achieve 820 mm clear
- Hob added back at shower for waterproofing 'safety' — defeats H8D6
- Noggings missed at lining stage — costly to retrofit
- Some states have variations; check state appendix
