Termite management — New building work
Termite barriers and management systems for new construction.
Overview
AS 3660.1 specifies how to manage termite risk in new buildings. Approaches include physical barriers (stainless steel mesh, graded stone, termite-resistant materials), chemical soil treatment, and inspection zones. The standard sets installation requirements and the documentation that must be provided.
Key Requirements
- A documented termite management system for each building.
- Physical barrier, chemical barrier, or a combination.
- Inspection zone (typically 75 mm) visible above ground around the perimeter.
- Durable notice attached to the building noting the system used and warranty.
How it's used in the NCC
Referenced in Part 3.4 of the Housing Provisions for termite risk management.
Practical Notes
- Some areas of Australia are exempt (low termite hazard) — check the appendix maps.
- The 75 mm inspection zone is frequently breached by landscaping after handover — note this to the client.
Where to obtain
The full text of AS 3660.1 is published by Standards Australia and must be purchased — typical price A$150–400 per part. Always work from the current edition referenced in the NCC, not an older one.
